November 5, 2009 Home Buyer Tax Credit

-From NABHB

"In a major victory for NAHB that will boost the flegling housing recovery and help struggling business owners nationwide, Congress today approved legislation that will extend the first-time home buyer tax credit beyond its November 30th deadline and expand it to a wider group of home buyers. The bill also provides relief to cash-strapped home builders by providing broader tax benefits for businesses with net operating losses.

The Legislation, which will be signed into law shortly by President Obama, will extend the $8,000 credit for first-time home buyers for sales contracts entered into by April 30, 2010 and closed by June 30, 2010.  Further, it has been expanded to include a new $6,500 credit for owners of existing homes who are purchasing a new primary residence. An existing home owner can claim for $6,500 tax credit if they have been residing in their primary residence for five (5) consecutive years out of the last eight (8.)

In more good news, the income eligibility limits to claim the full credit amount for both groups of home buyers have been raised from $75,000 for single taxpayers and $150,000 for married taxpayers filing a joint return to $125,000 for individuals and $225,000 for married couplies. NAHA's consumer-oriented Web site, www.federalhousingtaxcredit.com will provide complete details on the enhanced home buyer tax credit after the bill is signed into law."

November 10, 2008 Buying Green Homes

-Richmond's Boomer Life Magazine

WHAT TO LOOK FOR WHEN BUYING A NEW HOME

There are plenty of things that the homebuyers need to look for to save energy (and money).

First, work with a certified green builder.  Ron Hulbert, president of green certified R.S. Hulbert Builders of Richmond, suggests homeowners get a green certification from a third- party company such as EarthCraft House Virginia. "The third party organization will inspect and do all the required tests on the home during construction to assure their guidelines are met," he says.  "Right now there's something called 'green washing' which means builders will work on the home in the cheapest way and consider themselves green-but it's not certified." (R.S. Hulbert Builder's interiors are featured within this article)

If you are considering skipping the Parade of Homes this October because you just don't have the stomach for all the hedonism (after all, who wants to rub salt in their financial wounds?), perhaps you should reconsider. This year, those extravagances could become realistic luxuries. http://www.BoomerLifeMagazine.com/ver2/index.php?option=com_content&view=article&id=278:parade-of-homes-2009&catid=53:the-housing-market&Itemid=75
