Warranty Highlights
- Please note: These are highlights please refer to your warranty per your contract with R.S. Hulbert Builders, Inc.
- Warrantor: The Warrantor is the Builder/Seller indentified in the Construction/Purchase Contract to which this Limited Warranty is appended.
- Home Warranted: The Home warranted is the residence constructed by the Builder as identified in the Construction/Purchase Contract.
- To Whom Warranted: The Home is warranted to the person or persons identified as the Purchaser(s) in the Construction/Purchase Contract.
- Warranty Date: This Limited Warranty is effective upon transfer of title to or possession by the Purchaser or his/her agent, whichever is earlier (Warranty Date).
First Year Warranty Coverage Items
- Labor on mechanicals including plumbing, heating, cooling and electrical-fixtures are covered per manufacturer’s warranty.
- Labor on drywall, trim, paint, floor finishes-materials covered per manufacturer’s warranty.
- Appliances covered per manufacturer’s warranty.
- Cabinetry covered per manufacturer’s warranty.
- Windows and doors covered per manufacturer’s warranty.
Five Year Warranty Coverage Items
- Major structural defects.

Storm Damage or Other Natural Disaster
- Contact your homeowner's insurance agent immediately. Contain damage as much as possible without endangering yourself or others. In extreme situations, photograph the damage immediately.
Care and Maintenance Tips for your New Home
- To help keep your new Hulbert Home in tip top shape please note the following:
Exterior Maintenance
- Inspect and replace as necessary all exterior chalk and paint annually
- Inspect roofing materials including roof collars annually
- Cut back any tree limbs that encroach upon your home/roof
- Remove garden hoses from exterior faucets prior to freezing temperatures
- Seasonal serving of irrigation system prior to freezing temperatures
- Adjust irrigation system to weather as necessary
- Seal driveway, front walkway and deck every 2-3 years
- Renewal of termite maintenance program
- Check entire crawl space monthly for any signs of interior water leakage
- Check exterior doors for proper seal adjust thresholds as necessary
- Clean/seal (seams) gutters annually or as necessary
- Open crawl space vents at day light savings in the spring
- Close crawl space vents at lay light savings in the fall
- Flush Rinnai Hot Water Heaters per manufacturer’s warranty (if applicable)
- Test the Temperature and Pressure Relief Value on traditional hot water heater (if applicable)
- Do not change the grade of the land that was established by the builder
- Verify garage overhead door reversal safety system is working
Interior Maintenance
- Test GFI outlets
- Test smoke detectors replace batteries as needed
- Change furnace filters monthly
- Inspect and clean humidifiers and electronic air cleaners if applicable
- Have your heating and cooling systems inspected annually by an authorized service technician
- Service all appliances per manufacturer’s suggestions
- Clear dryer vents monthly
- Check and replace as needed washing machine hoses monthly
- Clean exhaust filters at Kitchen
- Inspect all showers, tubs, sinks and toilets. Repair or replace grout, chalk or seals as necessary
- Inspect around and below these plumbing fixtures to verify there are no leaks
- Repair or replace plumbing fixtures if fixture is found to be leaking
- Inspect crawl monthly for any leaking or infestation
- Inspect roof vents are clear and are not leaking
